Why Not Staging is Helping Sell the Competition
Not often do we get such a powerful opportunity to demonstrate the fact that if you are not Staging your property before it goes on the market you are helping sell the competition.
These two tri-level luxury townhouses in the same building in North Hollywood went on the market within days of each other. One was Staged before listing and the other the owners were very resistant to the idea of changing anything and decided to list “as is”.
These two properties are both 3 bedrooms, 2.5 baths. One has 1,730 square feet and the other 1,715 square feet, so we could say we are finally able to compare apples to apples as we look at comps and location.
Property Number 1
The first property to list was the staged property and within days, as is expected in this hot market, it had many showings and offers and sold for 89K over asking within two weeks.
Property Number 2
The second property listed “as is” within a few days of the staged property and even in this hot market did not receive a single offer.
Finally, after a few weeks the owners, completely perplexed by no offers decided to listen to the sound advice of their Real Estate Agent and we were asked to stage it.
What We Did
We painted it a neutral lighter color, got rid of most of the taste specific bold colors and staged it in a more updated transitional style we know buyers love.
The result was that as soon as the property had been Staged by us and was put back on the market it sold within 4 days for an incredible 120K over asking with a bidding war of multiple over asking offers.
What was so interesting to us was that even in a hot market where practically everything gets snapped up within minutes, buyers were not interested in “a project”. They saw the dated furniture and paint colors as too much work and were opting for other properties that already were move in ready.
It is so important for homeowners to realize that Staging is not an expense but rather a sound and profitable investment that can net them some incredible results in just a few days.
Understanding your buyer demographic and giving your prospective buyer an updated and move in ready property is essential in today’s Real Estate Market.
